Empty property grants-up to 70%

Grants may be available to refurbish an empty residential property or to convert an empty commercial property into one or more self contained residential units. 

These grants are awarded according to the number of bedrooms and to help fund necessary building and refurbishment works to bring an empty property up to a lettable standard, subject to a five year Nomination Agreement

 

 Empty property grants are available to owners who:

 

  • are aged 18 or over
  • have a UK national insurance number
  • pay rental income tax in the UK
  • if a limited company, have the registered office in the UK
  • do not owe the council money
  • have no convictions (including formal cautions) for grant fraud, illegal eviction, harassment, or non-compliance with notices in the last ten years, or where a case for one of the above matters is pending

 

 

Grant conditions:

 

  • The Council must have Tenant Nomination Rights for a minimum of five years
  • The dwelling must be adequately insured.
  • The rents are at a level no higher than the Governments Housing Allowance levels.
  • The dwelling is free of serious (HHSRS Cat 1) hazards.
  • The dwelling is continuously tenanted.
  • To prevent any possibility of abuse of empty property grants, if the dwelling was previously tenanted and the tenant was evicted through no fault of their own within the preceding 12 months prior to an application being made, no grant will be given.
  • The grant must be repaid in full if the grant conditions are breached, or the dwelling sold within the grant condition period
