Redevelopment approach
All Network Homes tenants will transfer to their new home on protected terms and conditions with comparable rents and service charge adjustments.
Network Homes would closely with Brent Council to develop an offer to tenants and residents. This would explain what would happen if your home was identified for redevelopment.
The offer will differ depending on your tenure:
- Tenants - Network Homes‘ aim would be to only move tenants once.
- Shared Owners - Network Homes would work with shared owners to support them to stay on St. Raphael’s through purchasing a new shared ownership home on the estate. Alternatively, if shared owners decided they wished to leave the estate, Network Homes would match Brent’s offer to leaseholders affected by the redevelopment
- Resident Leaseholders – Network Homes would work with resident leaseholders on opportunities to stay on St. Raphael’s through them purchasing a home on the estate, including through shared ownership and shared equity where available. Alternatively, if leaseholders decided they wished to leave the estate, Network Homes would match Brent’s offer to leaseholders.
Infill development approach
If the infill development approach is chosen by the community, it is unlikely to have any impact on Network Homes’ residents.
