The Peel site will include:
Phase 1 completed September 2022 providing 38 new social units.
The opening of Woodrow House, providing 38 new homes for existing council tenants.
The first phase of the scheme was completed in September 2021 and delivered 38 affordable homes for secure South Kilburn tenants.
The second phase was completed September 2024 providing 34 Shared Ownership and 69 Private for sale units.
New Health Centre fit out works have commenced August 2024 and now complete. The new Kilburn Park Medical Centre GP Practice are expected to be in occupation mid July 2025.
The third phase was completed December 2023 providing 1 affordable unit and 34 Shared Ownership and 29 Private for sale units.
The Affordable Workspace units are now all completed and operating by local small businesses providing a range of services to the local community.
works have commenced and expected to complete end of November 2025. This will provide 7 affordable homes, 30 Shared Ownership and 86 Private for sale units.
The total number of homes provided on this scheme is 328 of which over 43% will be affordable homes.
The whole scheme is expected to complete end of 2026.
Brent are delighted to announce the fit out works of the new health centre are now complete and the GP Practice will start seeing patients at the new premises from mid July.
This is a massive achievement and a fantastic new facility for residents in South Kilburn.
Brent Council officers and Councillors together with representative from Countryside Partnerships, Central & North West London NHS Foundation Trust and Primary Health Properties joined in the celebration event of the opening of the new centre.

Countryside Partnership (UK) Limited, one of the UK’s leading homebuilders specialising in placemaking and regeneration, has been chosen as the development partner, along with one of the UK’s largest housing associations, Homegroup, to deliver the Peel scheme.
The scheme has been designed by award winning architects Penoyre & Prasad architects (Perkins & Will UK Limited) and has been taken forward by Child Graddon Lewis Architects. The scheme has already won awards, including the Future Project category at the Place West London Awards in May 2017, and Best Practice at the New London Architecture awards in May 2019.
The Council is committed to delivering an accessible and varied range of social value and employment initiative for local residents as part of each development. Countryside is also committed to working in partnership with Brent Works to make opportunities available to local people through apprenticeships, trainee programmes and work experience placements.
