I4B (Investment for Brent)

About i4B

I4B is Brent Council’s wholly owned housing company. It was set up in November 2016 to provide affordable, good quality homes to help reduce homelessness. Its main aim is to increase its contribution to the Council’s ambition of creating a borough with “a future built for everyone, an economy fit for all”.

I4B owns and manages a number of Private Rented Sector (PRS) properties, as well as the Lexington Key Worker Block located in Wembley Park.

Expectations

As a tenant you can expect:

  • High quality homes at an affordable rent with a responsible landlord.
  • Your property to be repaired when issues arise.
  • Your views and concerns to be listened to. If you have any concerns about your property, please contact your managing agent.

What we expect from tenants:

  • To report any repair needs and to provide access to workers to complete the repairs.
  • To abide by the tenancy agreement, this includes respecting neighbours.
  • To pay rent. If you are having difficulty with rent payments, please contact your managing agent as early as possible.

Andrew Hudson - The Chair

Andrew has extensive experience as a senior leader across the public sector and as a non-executive director. As well as chairing the Housing Companies Boards, Andrew is also a Non-executive Director at Homerton Healthcare NHS Foundation Trust, and Chair of the Centre for Homelessness Impact.

Councillor Saqib Butt 

Councillor Saqib Butt is the Labour councillor for the ward of Kingsbury. He is also the Vice Chair of the Brent Planning Committee.

Nicole is the Chief Lawyer for Adult Social Care and Financial Litigation and has worked at Brent for over 10 years.

Property Purchases by i4B

i4B looks to purchase residential properties within the London Borough of Brent and neighbouring boroughs. We considers properties of all bed sizes, with priority given to family accommodation. Properties must represent good value for money and meet the company’s financial criteria. While we welcome approaches, we cannot guarantee an offer will be made.

Sale process

i4B will carry out an initial review of any potential property to determine suitability and confirm the property meets financial criteria. i4B may arrange to view the property and enter into negotiations by making an initial offer. If a price is agreed by both parties this is subject to valuation. Following valuation if both parties agree the offer, it is formalised in writing. Both parties would instruct solicitors and the Council’s Legal team would begin the conveyancing process through to completion. All offers are without prejudice and subject to valuation and contract.

Property usage

Properties will be allocated to households accepted as homeless by Brent Council in line with Council procedures.
