The Watling Gardens estate development will provide 125 new affordable homes that are modern, carefully designed, and energy-efficient across three new blocks.
Of these new homes, 80 will be a mixture of sizes, including one, two and three-bedroom flats and offer modernised and accessible homes for general needs rent. There will also be 45 one-bedroom self-contained residential flats to help people live independently as part of Brent’s New Accommodation for Independent Living (NAIL) project. The independent living homes will help meet the needs of some of the most vulnerable people in the borough by offering communal facilities including a lounge and activity rooms and a landscaped front and back garden. Residents who move to the new scheme will also benefit from care staff assistance.
Through this development, we hope to address some of the concerns that residents have about the current layout of the estate, improving security, waste management and amenities for local people. The new homes will aim to meet residents needs in terms of space, storage, daylight, amenity space and accessibility.

Source Partnership has been appointed as your Independent Tenant and Leaseholder Advisor.
The appointment was made with the involvement of residents, who contributed to the contract brief and scored the bids alongside the council.
With over 30 years of experience in providing housing and regeneration advice, Source Partnership will work independently with the local community and the council to develop ideas that people want for the future of the estate.
