Which planning application do I need to submit?
Whether you’re planning an extension, a loft conversion or just knocking down a wall, it’s important to know what kind of approval your work needs.

Householder planning application
Used for: Most extensions and improvements to individual houses.
Examples: Conservatories, porches, loft conversions, garages, boundary walls.
Typical decision time: Around 8 weeks.

If you are making improvements to your own house and not building a new one, the Householder Planning Application is probably the one you need.
Full planning permission
! If you live in a flat or maisonette, you will need Full Planning Permission for ANY change you want to make in your property.
Used for: This is the most thorough type of application and is typically needed when building something completely new, or making major changes to an existing property
Examples: Most extensions and improvements to individual flats. Building a new home or converting a house into flats.
Typical decision time: Around 8 weeks.

Permitted development with prior approval
Used for: Some projects that fall under permitted development but still require the council’s confirmation on specific impacts (like size or neighbour amenity).
Examples: Larger home extensions or changes of use (like office to residential).
Typical decision time: Around 6-8 weeks.

Lawful Development Certificate
Used for: This is optional but strongly recommended, if you are carry out work under Permitted Development. It provides formal proof that your work did not need planning permission - useful if you sell your home or need to show evidence later.
Examples: single storey extensions, loft conversions, outbuildings carried out under Permitted Development.
Typical decision time: Around 8 weeks.
Listed building consent
Use: Listed building consent will nearly always be required for works to a listed building.
Examples: This includes any works to the interior of a listed building and to structures within its curtilage.
Typical decision time: 8 weeks

Once you’ve chosen the right application, you may need drawings, a site location plan, and a few key documents.

Don't forget Building Control
Even if you don’t need planning permission, if you are making changes to the inside of your home you may still need to get Building Control approval. These ensure your home is safe, energy-efficient, and structurally sound.
