Nearly 300 brand-new affordable homes are now ready for local families, thanks to the Fulton & Fifth development in Wembley.

It marks a major milestone in the borough’s drive to increase high-quality, affordable housing for local people.

Delivered by Arada London at the Fulton & Fifth development in Wembley, the 294 new homes represent 40% of the entire development and will be allocated directly to residents on Brent’s housing waiting list. The apartments - ranging from one to three bedrooms - are finished to a high standard and come with private balconies or terraces. Families are already moving in and making these modern spaces their own.

Fulton & Fifth has transformed from a previously underused site into a new waterside neighbourhood of 876 homes. Looking beyond the homes, there are new landscaped public spaces, improved walking and cycling routes, children’s play areas, and a new green corridor along the Wealdstone Brook.

The arrival of these homes strengthens Brent’s ability to meet housing need while supporting the wider regeneration of Wembley Park. The project delivers a sustainable, mixed-use neighbourhood that blends residential, leisure, workspace and high-quality public space.

“

They will have a positive impact on the housing waiting list and offer people the chance to live in beautiful homes in a fantastic neighbourhood.

Cabinet Member for Housing

Councillor Fleur Donnelly-Jackson, Cabinet Member for Housing, said:

“We have always been clear that our guiding ambition is to build the maximum number of council homes that our money can buy. Make no mistake, these genuinely affordable 294 homes will change lives. They will have a positive impact on the housing waiting list and offer people the chance to live in beautiful homes in a fantastic neighbourhood. This is what it looks like when a council chooses to tackle the housing crisis head-on and with thanks to Arada, we are delivering homes to make Brent residents proud.”

Jonathan Seal, CEO of Arada London, said:

“We are providing secure, long-term housing for local families in Brent as part of Fulton & Fifth. Handing these homes over is a significant moment in that journey, and we are proud to be working alongside the Council to deliver the affordable housing the borough needs.”
